For property owners

Sell or rent out your property with Cedar Keys Estates

Request a valuation and we will tell you what your property is realistically worth in today's Beirut market — what it should be listed at, how long it is likely to take, and exactly what we charge.

What we do for owners

From valuation to registered transfer

  1. 1

    Valuation and pricing

A visit, a market comparison against recent transactions in your area, and an honest asking price — including when we think your expectation is too high.

  2. 2

    Photography and listing material

Professional photography and a designed listing set produced in-house, not phone snapshots uploaded straight to a portal.

  3. 3

Publication across every channel that matters

Our own website, Google Business Profile, Instagram, Facebook, LinkedIn, OLX Lebanon, XchangeLB and DoorEast — plus direct circulation to our buyer list and diaspora enquiries.

  4. 4

    Qualified viewings only

We screen enquiries before anyone walks through your door, and we accompany every viewing.

  5. 5

    Negotiation and offer handling

Offers presented in writing with our read on each buyer's seriousness and ability to complete.

  6. 6

    Registration and title-deed transfer

Legal-aware support through documentation, government paperwork and the transfer itself — the stage most Lebanese sales actually stall at.

Owner questions

What owners usually ask first

How long does a property usually take to sell in Beirut?

It depends heavily on area, price and condition. We give you a realistic range at valuation based on what has actually transacted nearby, rather than a number designed to win the listing.

What is your commission?

2.5% on a completed sale, and one month's rent on a completed rental. Stated up front, on every listing, in both languages. There are no additional fees.

Do I pay anything up front?

No. Valuation, photography, listing design and publication are all at our cost. Commission is payable on completion.

Do I have to sign an exclusive agreement?

That is a conversation, not a condition. Tell us what you are comfortable with and we will be straight about what each arrangement means for how hard we can market the property.

What paperwork do I need before listing?

At minimum the title deed and proof of identity. If anything is missing or out of date, our registration and documentation service is designed for exactly that — we can start the listing while the paperwork is being sorted.

I live abroad — can you handle everything?

Yes. A large share of our work is for owners in the diaspora. We handle viewings, negotiation, paperwork and registration, and report to you at each stage.

Can you manage the property after it is rented?

Yes. Rental management, tenant and maintenance coordination and owner reporting are a standing service, and are usually what owners abroad need most.
