The gap is closing: Lebanon property sales, January–August 2026
Eight months of registered sale transactions as the Land Registry published them — not asking prices — with the caveats stated plainly.

Eight months of 2026 are on the record. Lebanon registered $3.74 billion across 34,549 sale transactions between January and August, and June, July and August were the three strongest months of the year.
The more useful number is not the total but the trajectory. Measured against the same point in 2025, the value of registered sales was down 17.8% at the end of May, 8.3% at the half year, 5.4% through July and 3.8% through August — the gap has narrowed in each of the last three readings.
Two things should be said alongside that, or the figure reads better than it is. First, the 2025 base is inflated: much of last year’s volume was backlog clearing at the Land Registry after registration resumed, not new demand, so 2026 is being measured against a distorted year. Second, transaction counts are still well behind — the count gap has narrowed too, from 32.3% in May to 23.8% through August, but it remains far wider than the value gap. Fewer deals are carrying more value, which points to larger tickets rather than a broad return of activity.
Read together, this is stabilisation rather than recovery — and it is the most constructive reading the registry data has supported since the backlog cleared.
